The charge for a full search excluding any
optional enquiries will be £140.55 made up of items (1) + (2) + (3).
Personal Searches
A personal search is a search of the Local Land Charge Register only. Once that has been done for a statutory fee the personal search is over. A personal search can only be undertaken at the Local Land Charge Section.
It is always necessary to have an appointment to carry out a personal search as the Council is experiencing a rise in the number of personal searches despite the speedy turnaround time for official searches.
Personal search appointments should be booked by emailing the Land Charges Department at land_charges@tauntondeane.gov.uk who will then email back with an appointment date and time. There is no limit to the number of searches that may be carried out at each appointment and the number booked will depend upon other appointments and pressure of work. Each appointment is booked on a first come first serve basis.
You will be required to do a planning history search before the land charges appointment and it is advisable to allow time to complete that part of the search.
Other public registers are available for viewing on request to the appropriate department.
Planning and Land Charges records are held in different formats (computer records, ordinance survey maps and paper records). It is necessary to search for information in all of these systems so the searcher must have a good working knowledge of all three. The person carrying out the search must also have with them a location plan with the curtilage clearly outlined of the area to be searched.
Con 29 information is not included as part of the search, however from 1st June 2007 Con 29 Part 1 information is available at a cost of £85.00. A separate enquiry must be made to Somerset County Council, and their fee paid if Highways information is required. It must be made clear at the time of booking that the additional information is required and payment must be received in the land charges office prior to the appointment date.
If not all Con 29 Part 1 information is required, application should be made to each of the relevant departments who will provide the information requested and their charges will apply.

In order to maintain fairness in the appointment system if an address is cancelled we can no longer permit substitution of another address. If an address is cancelled less than 24 hours before the appointment the full amount (currently £11.00 per address) will be payable.
