Apply for planning permission

Before apply for planning permission we encourage Pre Application discussions with applicants, agents, developers and interested parties. The Pre Application service is subject to a fee which will vary depending on the type of application. You will also need to check if you need planning permission.

The first step to making an application is to visit the Planning Portal website. This is the government's online service for planning.

Once you have completed your form you can then submit it electronically. You must also submit a plan of the site, details of the proposed works and the correct fee. These are the national standard requirements that must accompany all planning applications. In addition, we require certain documents specific to Taunton Deane Borough Council. What happens next?

We will acknowledge your application when we receive it. Our Validation Team will check it to ensure that all the relevant information and supporting documents are included. Your application will then be subject to a public consultation. We will publicise your proposal and contact people who may be affected by your plans (for example your neighbours) to give them an opportunity to comment. Your application will be considered, taking in to account all supporting documents and any comments received. In most cases the decision will be made by a planning officer but where the case is particularly complex or controversial, it will go to the Planning Committee.

There are three possible outcomes for your planning application:

How long does it take?

We aim to reach a decision on your application within eight weeks. If we cannot decide within the eight week period we will ask for your written consent to extend the period.

How much does it cost?

We can only consider applications for planning permission if they are accompanied by the appropriate fee. You can calculate the fee you need to pay at the Planning Portal fees section.

Withdraw planning application

If you have submitted a planning application but you no longer need the permission for any reason, you must give us notice in writing, either from yourself or from an agent acting on your behalf.

Your application fee is not refundable, but you can submit a second application within 12 months of the original registration date free of charge providing appropriate criteria are met.
