Sheltered housing

Sheltered Housing is a housing provision designed to meet the needs of an ever increasing older population who, due to either a vulnerability or disability, will need assistance to maintain their tenancy.

This is provided through Sheltered Housing Officers and Estates Officers working in an Area team structure to meet their needs to maintain their tenancy and to achieve individual outcomes as identified in their support plans.

Sheltered Housing has a service standard and 24 hour emergency call centre link via their lifeline equipment in the property to ensure their safety and reassurance.

Access to this service is via the Choice Base Lettings System called Somerset Homefinder.

Currently there are 883 sheltered housing properties across the Borough which are supported by the three area teams (North Taunton, East Taunton and Wellington Teams).  The properties are as far west as Wiveliscombe and as far east as Polkesfield.

All properties are one bedroom and are in two types, flats and bungalows.  All properties are self-contained with their own front door, bathroom and fitted kitchen. Flats may have a communal entrance as well.

There are 13 meeting halls which are available for use by all sheltered housing tenants as well as community groups.  Booking of the halls for activities and celebrations can be made by contacting the number below.

Some schemes have a guest room which is available to rent by friends or family visiting the area and can be booked by contacting the number below. 

In addition to the core rent there are charges for the provision of the support service and helpline provision which are detailed in the rent statements and are attached to the sheltered property as a service standard.  These charges are required to ensure the sustainability of the service and all rent statements show the charges, although those receiving Housing Benefit receive a subsidy.
